<p>Support and assist the Estimation Manager in the process of quantity take-offs, both manually and digitally,</p><br>

<p>bidding process.</p><br>
<p>Conduct site inspection for tender understanding, analysis of conditions and assessment of risk and</p><br>
<p>identification of activities that may or may not be shown in tender documents.</p><br>
<p>Review budget and project profitability status and goals with supervision and project team as required. Seeks</p><br>
<p>input on corrective measures to continuously improve the identification and accuracy of cost figures.</p><br>
<p>Liaise with the Engineering Team on the design element of design and construct tenders and providing</p><br>
<p>temporary works support for tenders.</p><br>
<p>Undertake comprehensive reviews of Contractor’s estimate submissions, change requests and bids including</p><br>
<p>pricing clarifications, assumptions, terms and conditions</p><br>

<br><p>Provide comparisons of Contractor’s pricing to benchmarked historical data and market pricing.</p><br>
<p>Maintain the highest level of commercial confidentiality in all aspects of employment.</p><br>
<p>Ensure that a non-adversarial, non-confrontational and professional approach is adopted at all time when</p><br>
<p>dealing with all internal and external customers.</p><br>
<p>Support projects in establishing control estimates for efficient cost control during project execution.</p><br>
<p>Train and coach estimating team to continuously enhance individual competencies whilst ensuring the</p><br>
<p>operational excellence.</p><br>

<p>labor gang productivities and Subcontractors. Familiar with techniques, procedures, methods and the nature of</p><br>

<li>Work with the Property Management (i.e. Apartments and Villas, move in and out reports, etc.).</li>
<li>Determine weekly apartment make-ready and Service Request schedules.</li>
<li>Report apartments that are ready to show to the Facility Manager.</li>
<li>Complete daily/weekly maintenance employee schedules and assignments in tandem with Facility Manager.</li>
<li>Communicate assignments and major tasks to employees.</li>
<li>Periodically check the work progress of each staff in the maintenance team. Provide assistance and instruction as needed.</li>
<li>Provide input to Facility Manager regarding employee performance evaluations, employee compliments from residents, corrective counseling needs, etc.</li>
<li>Assist the Facility Manager in recruiting and interviewing potential Maintenance and Facility Maintenance department members.</li>
<li>Coordinate, schedule and respond to resident/management Service Request for occupied units.</li>
<li>Use Service Request and schedules to establish priorities. Determine with Facility Manager, requests or emergencies that should be top priority.</li>
<li>Assign Service Requests equally to Service Technician(s). Monitor the completion of Service Requests in order to limit callbacks.</li>
<li>Repair/replace appliances, plumbing systems, air conditioning/heating/electrical systems and any unit material/maintenance requests within scope of management responsibility and Landlords Material Threshold.</li>
<li>Monitor the number of times a specific repair was repeated. Determine course of action.</li>
<li>Coordinate, schedule and prepare vacant apartments for move-in, via coordination with the Property Management department.</li>
<li>Work all vacancies to determine make-ready needs. Coordinate effort with Facility Manager to make schedule and assignments. If major appliances or assets need replacing, discuss with Facility Manager before taking action.</li>
<li>Ensure all repairs/replacements necessary for the apartment to be occupied are completed.</li>
<li>Ensure all wastes from apartments are cleaned out before, during and after make-ready activity.</li>
<li>Coordinate and schedule appropriate safety and skills training for maintenance employees.</li>
<li>Assess training needs of employees and along with Facility Manager, and Health/Safety Coordinator, provide input for training programs.</li>
<li>Provide one-on-one training to employees that may need to improve current skills or wish to learn new skills.</li>
<li>Prepare, train and encourage all levels of maintenance staff for the opportunity to be promoted.</li>
<li>Provide initial Tool Box safety and safety equipment training for all new employees.</li>
<li>Identify and correct hazardous Working conditions.</li>
<li>Tour of selected properties daily to look for needed maintenance and liability hazards and report to the Facility Manager. Repair hazards or assign completion of these tasks to the Maintenance Technicians. Also secure storage/pool areas, check timers and listen for electrical shorts and malfunctioning motors.</li>
<li>Periodically complete written property safety audits.</li>
<li>Coordinate, schedule, and perform preventive maintenance on equipment.</li>
<li>Manage maintenance budget within approved parameters.</li>
<li>Work with Facility Manager and use input from maintenance staff, determine supplies, equipment and tools. Must get approval from Facility Manager prior to placing orders for major expenditures and unbudgeted items.</li>
