The Property Supervisor is responsible for supporting the day-to-day operations, maintenance, tenant services, and overall upkeep of assigned properties under the group.<br>The role ensures that properties are maintained to high standards of cleanliness, safety, functionality, and service quality while supporting optimal occupancy and tenant satisfaction. The position plays a key supervisory role in coordinating property operations, monitoring maintenance activities, supervising service providers and support staff, and ensuring timely resolution of tenant requests and operational issues.<br>The Property Supervisor works closely with the Property Manager and other departments to ensure smooth property operations, effective cost control, regulatory compliance, and consistent service delivery.<br>Key Duties and Responsibilities<br>Property Operations and Maintenance Supervise the day-to-day operations of assigned properties, ensuring high standards of cleanliness, safety, and functionality. Conduct regular inspections of apartments/villas, common areas, facilities, and building systems. Ensure apartments/villas are maintained at the required readiness standard prior to tenant handover. Monitor preventive and corrective maintenance activities and ensure timely completion. Report maintenance issues, operational deficiencies, and required corrective actions to the Property Manager. Follow up on outstanding maintenance works and ensure service standards are maintained. Tenant Relations and Service Excellence Support tenant onboarding and offboarding processes, including property inspections and handover arrangements. Respond to tenant complaints, requests, and service issues and ensure timely resolution. Coordinate with maintenance and service teams to address tenant requirements effectively. Maintain professional relationships with tenants and promote a high standard of customer service. Conduct move-in and move-out inspections and document property conditions appropriately. Vendor and Contractor Management Supervise contractors, service providers, and vendors working at assigned properties. Monitor the quality and timeliness of vendor and contractor work. Ensure contractors comply with approved work procedures, safety requirements, and company standards. Report vendor performance issues and service deficiencies to the Property Manager. Coordinate with Procurement and Finance regarding approved purchase requests, work orders, and vendor-related matters. Financial Management and Cost Control Support the Property Manager in monitoring property operating expenses. Verify completed maintenance and service works against approved requests and work orders. Identify opportunities to reduce unnecessary maintenance and operating costs. Monitor the use of property resources, materials, and equipment to ensure efficient utilization. Support accurate reporting of property-related expenses and operational requirements. Compliance, Health & Safety Ensure assigned properties comply with applicable local regulations, company policies, and safety standards. Monitor Health, Safety, and Fire Life Safety requirements across assigned properties. Conduct regular safety and property condition inspections and report identified risks. Ensure corrective actions arising from inspections and audits are followed up and completed. Support emergency response procedures, drills, and incident reporting when required. Ensure contractors and service providers follow applicable safety requirements while working on the properties. Team Supervision and Coordination Supervise maintenance staff, housekeeping/support staff, and other property operational personnel as assigned. Allocate daily tasks and monitor staff performance and productivity. Provide guidance and support to property staff to ensure effective service delivery. Monitor attendance, work schedules, and task completion of operational teams. Escalate performance, staffing, and operational concerns to the Property Manager. Promote teamwork and a professional service culture across the property operations team. Reporting and Performance Monitoring Prepare daily, weekly, and monthly operational reports as required by the Property Manager. Maintain accurate records of maintenance requests, tenant complaints, inspections, incidents, and completed works. Monitor occupancy-related operational requirements and support timely property readiness. Track outstanding maintenance and service requests and provide regular status updates. Highlight recurring operational issues and recommend practical improvements to the Property Manager. Support the Property Manager in maintaining accurate property records and documentation. Key Performance Indicators (KPIs) Maintain assigned properties in excellent operational and presentable condition. Achieve timely response and resolution of tenant maintenance and service requests. Ensure apartments/villas are ready for tenant handover within agreed timelines. Maintain high tenant satisfaction through effective service delivery and issue resolution. Ensure preventive maintenance activities are completed according to schedule. Maintain high standards in property inspections and minimize recurring maintenance issues. Ensure timely completion and quality of vendor and contractor works. Maintain compliance with Health, Safety, Fire Life Safety, and property management requirements. Support effective control of property operating expenses and avoid unnecessary costs. Ensure accurate and timely submission of operational reports and records. Qualifications, Experience and Skills Bachelor’s degree or Diploma in Business Administration, Facilities Management, Property Management, or a related field. Minimum of 3–5 years of experience in property management, facilities management, or building operations. Previous experience in supervising property operations, maintenance teams, contractors, and service providers. Experience in tenant relations, property inspections, and maintenance coordination. Good understanding of property maintenance, building services, and operational procedures. Basic knowledge of budgeting, cost control, and purchase/work order processes. Knowledge of local property regulations, Health & Safety, and compliance requirements. Strong supervisory, organizational, and problem-solving skills. Good communication and interpersonal skills. Ability to coordinate multiple maintenance and operational activities simultaneously. Proficiency in English; Arabic is preferred.
