Reporting to the Vice President – Infrastructure & Site Selection, the role owns the complete technical site selection lifecycle, from market screening and site origination through technical due diligence, utility engagement, permitting strategy, infrastructure planning, land acquisition support, and development readiness.<br>The position is responsible for evaluating power availability, transmission infrastructure, fiber connectivity, water availability, environmental constraints, planning regulations, and constructability to deliver investment-grade sites capable of supporting hyperscale, AI, cloud and wholesale colocation developments.<br>Working closely with utilities, transmission companies, telecom operators, planning authorities, government entities, landowners, consultants, hyperscalers, and internal engineering teams, the role ensures each site meets Syntys' technical, commercial, and operational requirements.<br>ROLE ACCOUNTABILITIES<br>Identify, screen, and shortlist potential sites within assigned markets, including greenfield land identification, brownfield redevelopment, and existing facility due diligence. Develop long-term market expansion strategies based on hyperscaler demand, cloud availability zones, latency requirements, AI infrastructure growth and regional digital infrastructure strategies. Identify greenfield, brownfield, powered shell and redevelopment opportunities suitable for hyperscale developments. Develop and maintain an active land bank aligned with forecast demand and expansion roadmap. Maintain relationships with developers, investment funds, industrial zones, government agencies and real estate partners to secure off-market opportunities. Carry out technical and commercial assessments of target sites covering zoning, environmental, access, and infrastructure readiness, and prepare findings for the VP’s go/no-go decisions. Score and rank shortlisted sites based on utility proximity, power and fiber availability, expansion potential, and regulatory ease, and present recommendations to the VP. Prepare early modular/hybrid concept designs and tests fit for shortlisted sites in assigned markets, following the VP-approved design playbook. Run day-to-day coordination with government bodies, utility providers, and telecom operators within assigned markets to secure pre-approvals, grid connections, and fiber access. Build infrastructure feasibility reports and cost models for assigned sites for the VP and executive go/no-go decisions. Run negotiations with landowners, developers, and real estate agents on acquisitions, JV structures, or long-term leases within assigned markets, bringing terms to the VP for approval. Oversee due diligence and legal review for assigned markets in coordination with internal legal teams. Prepare site-level inputs for hyperscaler SOQs (Statements of Qualification), technical compliance, service level agreements (SLAs), and regional forecasts for assigned markets. Align regional site strategy with hyperscaler location priorities, latency requirements, and expansion targets, in partnership with the VP. Apply the “Syntys Design Playbook” within assigned markets to drive site selection alignment with modularity, cost efficiency, energy sustainability, and hyperscaler readiness and ensure new sites conform to company standards and future-proof engineering practices. Work closely with cross-functional teams, engineering, legal, commercial, and operations to align site development with company-wide priorities and execution plans. Manage and coach a small team of site selection specialists/analysts in their markets, reviewing their work and providing day-to-day directions, setting clear objectives, monitor performance, and provide regular feedback to ensure team goals align with business outcomes. Assess constructability and phasing strategies for multi-building campus developments and evaluate site suitability against Syntys Design Playbook and hyperscaler design standards. Lead technical engagement with transmission and distribution utilities.<br>EXPERIENCE AND QUALIFICATIONS<br>Minimum 10+ years of progressive experience in site selection, infrastructure planning, and land development. At least 3 years in a senior management role handling infrastructure and land strategy in data centers, industrial parks, or hyperscale environments. Strong experience working with government bodies, utilities, telecom operators, and environmental agencies in the MENA region. Experience engaging directly with transmission utilities, power authorities, and telecom providers. Experience in permitting industrial or mission-critical developments. Proven track record in delivering land deals, utility enablement, and permitting in fast-paced, growth-driven environments. Experience engaging directly with hyperscalers and wholesale clients is highly preferred. Bachelor's degree in Engineering, Urban Planning, Real Estate, Architecture, or a related field. Master's degree in Infrastructure Planning, Real Estate Development, MBA, or Engineering Management is preferred. Fluent in English; Arabic language capability is preferred.

Strong analytical mindset with good understanding of regulations relating to Capital Adequacy, Liquidity, Pillar 2 etc. Well versed with handling large volumes of data and has the ability to code in either Python and R to develop tools as small work related enhancements<br><br>Key Responsibilities <br><br> Develop and maintain comprehensive risk database covering all on and off-balance sheet transactions on a bank-wide basis Analyse the Bank's credit portfolio and providing monthly and quarterly risk performance, portfolio diversification reports of bank's lending portfolios Researching and introducing reports with a sector or unit specific focus Identify Key Portfolio Cuts & Indicators, materially improve quality & timeliness of production & analysis. Review accounts by analysing past due reports, and assess performance of NPL accounts Tracking and monitoring of key parameters for the Risk Appetite Framework Meet the regulatory deadlines with timely preparation of ICAAP/ Capital Plan and Recovery Plan Carry out Stress testing of the portfolios, and analysing key exposures Expected credit loss - Management of the Bank's ECL model to meet QCB requirements (including reporting) Responding to requests for data and information from internal and external clients Collation, production and analysis of all portfolio management reports. Involvement in data collection and post review of data collection methodologies and use of tools such as Python and R to facilitate work related enhancements.
