<br><ul><li><p>As a Subject Matter Expert (SME), the Rigging Foreman [Workshop & Project Rigging & Movement Logistics] provides the technical & technological problem-solving ability of production engineering process and planning abilities in order to lead work teams and control production process for material handling, movement and coordination of piping systems and their components between workshops. Work is executed to a high quality & auditable standard that is consistent with contract work scope, statutory & code requirements, Integrated Management System (IMS) procedures, design parameters, site survey input, Welding Procedure Specification (WPS), stress inputs and vendor data. This job, and subordinates, are performing safe material lifts and movements of piping systems between workshops and projects.</p></li><li><p>Specialize for critical lifting and rigging activities including arranging of crane and forklift service.</p></li><li><p>Responsible for all pipe shop & onboard piping logistics such as pipe and material movements.</p></li><li><p>Leads a rigging group, that ensure loads are secure, lifted according to yard safety standards</p></li><li><p>Coordinates with crane operator to ensure work schedules are not interrupted. All crane lifts need to ensure materials are on location before work starts.</p></li><li><p>Coordinate for forklift operation to shift pipes.</p></li><li><p>Coordinate with Production Engineer (in charge) for sending pipe for coating (blast/paint/galvanize)</p></li><li><p>Coordinate with transport section to arrange transport for outside yard operations i.e., galvanizing and afloat service.</p></li><li><p>Apply a wide knowledge of engineering practices to resolving management challenges related to production to accomplish the production process in the most effective, efficient and most-economic way.</p></li><li><p>Responsible to scale and integrate physical, human and financial resources at meet high efficiency levels at the lowest possible cost & in pursuit of continuous further improvement. Closely follow-up the project in charges for the vessel documentation (SI/Technical Query Report/Work Completion Form/Lesson learnt & Project Postmortem) after completion of vessel</p></li></ul><p><strong>Desired Candidate Profile</strong></p><p>Diploma in Mechanical, or equivalent working experience and Qualified as Rigging Supervisor in Shipyard and Offshore & Onshore Projects. Experience: At least 8 years’ relevant working experience Lead in Shipyard Rigging & Lifting. &nbsp;(at least 3 years of experience as Assistant Rigging Foreman role).</p>

The role oversees site operations, manpower planning, training, compliance, and business growth while ensuring adherence to Qatar's security regulations and company standards.</p><p>Key Responsibilities</p><p>Operations Management</p><ul><li><p>Manage day-to-day security operations across all client sites.</p></li><li><p>Ensure proper deployment and scheduling of security guards and supervisors.</p></li><li><p>Conduct regular site inspections and operational audits.</p></li><li><p>Monitor attendance, discipline, and performance of security personnel.</p></li><li><p>Ensure timely mobilization of manpower for new contracts and projects.</p></li><li><p>Oversee incident management and ensure corrective actions are implemented.</p></li></ul><p><strong>Desired Candidate Profile</strong></p><ol><li><p>Bachelor's Degree in Business Administration, Security Management, Criminology, Military Science, or a related field.</p></li><li><p>Minimum 7–10 years of security operations experience.</p></li><li><p>At least 5 years in a managerial role within a security services company.</p></li><li><p>Experience managing large teams of security guards and supervisors.</p></li><li><p>Valid Qatar Driving License preferred.</p></li></ol>

<p>Operational & Facility Management</p><p>-Oversee routine maintenance, repairs, and capital improvement projects across all managed properties.</p><p>-Conduct regular site inspections to ensure structural integrity, safety, and cleanliness.</p><p>-Manage soft services (cleaning, security, waste management, pest control) and hard facilities management (MEP, HVAC).</p><p>-Supervise third-party vendors, contractors, and maintenance teams; negotiate service level agreements (SLAs).</p><br><p>Financial & Lease Management</p><p>-Prepare annual operating budgets, forecast cash flows, and manage capital expenditure (CapEx).</p><p>-Oversee rent collection, service charge reconciliation, and arrears management.</p><p>-Review and negotiate lease agreements, renewals, and tenant fit-out guidelines.</p><p>-Produce monthly and quarterly financial performance and property variance reports.</p><br><p>Tenant Relations & Leasing Support</p><p>-Serve as the primary point of contact for tenant inquiries, grievances, and emergency escalations.</p><p>-Execute tenant retention strategies to maintain high occupancy and minimal vacancy downtime.</p><p>-Coordinate with leasing agents and brokers to market vacant units and onboard new tenants.</p><br><p>Compliance & Risk Management</p><p>-Ensure properties comply with local building codes, fire safety standards, and environmental regulations.</p><p>-Maintain comprehensive property insurance coverage and process liability or damage claims.</p><p>-Implement emergency response plans and health and safety (HSE) protocols.</p><p><strong>Desired Candidate Profile</strong></p><p>-Education: Bachelor’s degree in Real Estate, Business Administration, Finance, Facilities Management.</p><p>-Experience: 6-8 years of experience in real estate management, property management, or commercial leasing.</p><p>-Certifications: Certified Property Manager (CPM), Certified Commercial Investment Member (CCIM), or RICS certification.</p>

<p>Demolition Planning & Design</p><ul><li><p>Prepare and review demolition method statements, risk assessments, and work programmes.</p></li><li><p>Assess structural conditions of buildings and structures prior to demolition to identify hazards.</p></li><li><p>Develop phased demolition sequences to minimise risks to adjacent structures and the public.</p></li><li><p>Coordinate with structural engineers and the project team to validate the demolition approach.</p></li></ul><p>Site Supervision & Execution</p><ul><li><p>Supervise and direct demolition crews and subcontractors on site to ensure work is carried out per</p></li></ul><p>approved plans.</p><ul><li><p>Oversee manual, mechanical, and controlled demolition methods including selective and total</p></li></ul><p>demolition.</p><ul><li><p>Ensure correct use of demolition plant and equipment and maintain safe exclusion zones.</p></li><li><p>Monitor structural stability during progressive demolition and halt works if safety concerns arise.</p></li></ul><p>HSE Compliance</p><ul><li><p>Enforce site HSE procedures, including permit-to-work, asbestos management, and dust suppression</p></li></ul><p>protocols.</p><ul><li><p>Liaise with the HSE team to conduct pre-demolition surveys and manage hazardous materials (asbestos,</p></li></ul><p>lead, etc.).</p><ul><li><p>Ensure compliance with Qatar Civil Defense regulations and international demolition standards.</p></li><li><p>Conduct toolbox talks and safety briefings for demolition workforce.</p></li></ul><p>Waste & Environmental Management</p><ul><li><p>Manage demolition debris, waste segregation, and disposal in accordance with environmental</p></li></ul><p>regulations.</p><ul><li><p>Coordinate recycling and salvage of materials to minimise waste to landfill.</p></li><li><p>Maintain records of waste disposal and environmental monitoring as required by the project.</p></li></ul><p>Reporting & Documentation</p><ul><li><p>Prepare daily/weekly progress reports, demolition logs, and site records.</p></li><li><p>Maintain as-built demolition records and update drawings accordingly.</p></li><li><p>Report all incidents, near misses, and structural concerns to the Project Manager immediately.</p></li></ul><p><strong>Desired Candidate Profile</strong></p><p>Valid certificates in demolition safety or relevant industry qualifications (e.g. CCDO or equivalent)</p><p>Familiarity with asbestos management, hazardous material removal, and environmental compliance</p><p>Knowledge of Qatar Civil Defense and Municipality regulations governing demolition works</p>
