About the job Elevator Service & Modernization Sales Engineer - Perm
<p>Job Responsibilities: </p><br>
<p>Maintenance Sales: Scout, Track, creating leads, and sign Annual 3rd parties Maintenance Contracts in the Market. Inspect the Equipment, Estimate the Price, prepare the Contract Terms, Submit Contract and Negotiate Terms and Price and get the Contract Signed in an appropriate manner. Monitor Contracts signed and renew them prior to the Expiry. Work to attain 100% inclusion of all projects, where Company Products are employed, into Company's Maintenance Portfolio. Prepare and submit all internal Reports as required and follow up on the status regularly. Timely collection of all due payments and promoting the company's Good Name are also essential. Follow up all tenders (Public / Private) and prepare all related documents required.</p><br>
<p>Modernization Project Sales: Generate Enquires, Review Specifications, Select Suitable Solutions, discuss with the Technical team, Maintenance manager, Send Enquires to the pricing team, Prepare quotes Price and Specifications, prepare and submit technical & commercial offers including specification comparison, terms, and conditions, planned delivery lead time, communicate with the client/contractor/consultant or any other reliable source to get the target price, and shortcomings of company offer, explore and suggest possible ways to overcome the price difference and shortcomings and resubmit the offer in a timely manner, satisfying contract deliverables and collection of due amounts for the contracted project. Follow up all tenders (Public / Private) and prepare all related documents required.</p><br>
<p>General Sales Responsibilities: </p><br>
<p>Interact with clients (Business owners, buildings managers, real estate companies, facility managements, developers, building maintenance team.etc.) and make good rapport to get support in selecting company services & solutions for their projects, organize and conduct presentations & seminars to promote the company's products & services, liaise with clients, and make sure that company name are included in the vendor's/service provider's list of each project, meet targets set by the company time to time, prepare and submit all internal reports as required and follow up the status regularly. </p><br>

<li>Ensures customer satisfaction and solves complaints with the rest of the PIEC team</li>
<li>Document and maintain the customer and contact information in PIEC CRM System.</li>
<li>Accountable for leads, opportunities, orders and contracts to meet the sales target/ budget in line with pricing targets including proactively generating opportunities from outside the current customer base</li>
<li>Accountable for finding customer needs and proposing services & solutions matching with those needs</li>
<li>Responsible for pricing using the approved tendering/pricing tools</li>
<li>Validate that the contents of the contract and the order received from the customer are in line with the final offer and negotiation process outcome</li>
<li>Maintain full information of tenders, opportunities, tasks and visits, while keeping PIEC CRM up to date</li>
<li>Generates new opportunities from outside current customer base</li>
<li>Responsible for timely and accurate reporting in CRM</li>

JOB PURPOSE / OBJECTIVEManage and ensure the successful execution of projects. Primary responsibility is to oversee and implement project management processes, including estimation, planning, scheduling, budgeting, monitoring, and reporting to effectively control project progress and resources.<br>KEY ACCOUNTABILITIESProject Planning & Scheduling Collaborate with project managers, Project engineers and stakeholders to develop detailed project plans, including defining project goals, scope, objectives, deliverables, and milestones. Support the planning engineers to develop project schedules. This involves breaking down project activities, sequencing them, and estimating their durations to establish a timeline for project execution. Evaluate and endorse the planning package documents submitted by contractors. Participate in the kick-off and regular review meetings with contractors to evaluate the progress, address the issues and propose necessary actions. Review and endorse the updated schedule submitted by contractors for progress verification. Support the planning engineer to monitor the critical path during project execution to ensure that necessary actions are taken at the right time to recover the project in case of delay. Responsible for developing and managing the projects budgets, tracking, and monitoring costs throughout the project's lifecycle. Responsible to keep the projects budget forecast updated throughout the project's lifecycle. Prepare the yearly & quarterly budget for projects. Responsible for developing and monitoring the department budget. Manage and control projects’ costs, including forecasting, and spend tracking and work closely with project engineers and other stakeholders to ensure that budgets are met as per the planned WBS and cost overruns are identified and addressed. Analyse project performance data to identify trends, variances, and potential areas for improvement and use this information to make recommendations to Project managers, project engineers and other stakeholders. Update the individual master cost control sheet for Major Projects and keep their financial data accurate through all project phases. Review of projects invoices and validate the progress. Analyse EOT (Extension of Time) claims and change order and assess their impact on schedule. Support Project managers, project engineers and other stakeholders to identify potential risks and develop contingency plans to mitigate them. Monitor the project for any unforeseen risks and propose corrective actions if necessary. Undertake any other ad-hoc duties as required.<br>Project Controls & Analysis Monitor and control project progress by using various tools and techniques to collect and analyse data, identifying potential risks and deviations from the project plan. This involves providing regular project status updates, generating reports, and recommending corrective actions when necessary. Identify project resource requirements, such as personnel, equipment, and materials, and coordinating with relevant teams to ensure their availability by monitor resource utilization, optimize resource allocations, and manage any changes or conflicts. Ability to follow through enquiry from client and help clarify scope to achieve quote accuracy in line with client’s instructions / expectations. Liaise with the line manager and other team members to develop the overall strategy for the tender. Send out enquiries to the supply chain to ensure the best prices are received by selecting the most suitable suppliers / manufacturing location for the project. Liaise and request support from other individuals in the organization to produce programmes and quality submissions as dictated by the enquiry/RFQ. Analyze the supply chain quotes & negotiate the best costs with knowledge of raw material costs & manufacturing rate across various economies. Review their terms and conditions and compare with basic tender practices. Prepare tender analysis information & present in a professional fashion for both internal analysis & presentation to the client. Install the costs with sufficient detail to enable contract review. Analyze the mark-ups for presentation at the tender vet meetings. Ensure the tender summary sheet is signed off in accordance with the procedure. Job Purpose Lead and manage the complete estimation and tendering process for civil and infrastructure projects, ensuring accurate, competitive, and commercially viable bids from inquiry stage through final submission.<br>Key Responsibilities Lead the preparation of technical and commercial tender submissions. Review tender documents, drawings, specifications, BOQs, and contract requirements. Prepare and validate quantity take-offs, cost estimates, pricing, and bid strategies. Coordinate with Operations, Procurement, Planning, Engineering, Finance, Legal, and other stakeholders. Engage with clients, JV partners, subcontractors, suppliers, and consultants during tendering. Identify commercial, contractual, and technical risks and propose mitigation measures. Represent the company in client meetings, clarification sessions, and tender negotiations.
