To oversee all aspects of lease management, maximize tenant occupancy while still ensuring the tenants selected are aligned to the defined positioning, tenancy mix and theme of the mall. Develop a leasing plan to identify potential clients and negotiate with prospective tenants to maximize income in line with the business plan. Excellent interpersonal skills, excellent negotiation and persuasion skills. Support the manager in formulating the strategy and plan by providing inputs on the leasing aspects. Plan manpower requirements to ensure that there are adequate resources to fulfil the sectional objectives for the year. Implement leasing strategies and plans for the mall to ensure all available space is leased in an appropriate, timely and effective manner. Study, review and recommend policies and procedures that will increase, improve, and maximize tenant occupancy of the mall. Articulate information on potential leads identified, to the leasing committee, and provide recommendations on each lead. Provide status updates to the Leasing Committee on the progress in terms of negotiations with the shortlisted leads. Prepare Letter of Intents (LOIs) for potential tenants. Negotiate and prepare lease contracts in conjunction with the Legal Affairs Manager. Monitor year-to-date leasing progress and work to develop solutions.
Skills
8 - 10 years of work experience in retail environment of which a minimum of 4 years in the GCC. Strong understanding of sales, marketing and merchandising in order to negotiate leases and market to prospective merchants. Knowledge of managing specialty license contracts and negotiation. Good understanding of mall operations and associated policies and procedures. Excellent negotiation and persuasion skills.
