Specialty Leasing Manager (Mall)

Job Summary

The Specialty Leasing Manager will locate, evaluate, and develop local leasing prospects and income generating opportunities for common area space through kiosks and cart (also known as RMU’s- Retail Merchandising Unit) programs as well as temporary in line stores for Mall of Qatar with the ultimate objective of driving revenue for the Centre. Works in partnership with the Leasing Management team to develop and execute a collaborative Specialty Leasing Program that supports the ultimate success of all tenants through improved occupancy.

Job Responsibilities 1

Canvasses the region to find and develop retail operations and concepts for the shopping Centre and funnels useful contacts and ideas to the General Manager

Accountable for driving revenue by prospecting new and working on renewal of short term License Agreements and long term Leases identified by Management.

Maintains and updates prospect / deal activity regularly.

Manages deals through all stages from cold calling, Kiosk/RMU design and fully executed agreements.

Creates and maintains Specialty Leasing budgets for all revenue and expense line items with the approval of the General Manager

Monitors specialty retailers’ activities and resolves problems in conjunction with the Shopping Centre’s General Manager

Evaluates retail mix to determine potential specialty retailer concepts.

Negotiates rents and terms with specialty retailers in accordance with company guidelines

Develops relationships with specialty retailers to encourage repeat business and referrals, if short term RMU, monitors weekly/monthly sales.

Job Responsibilities 2

Partner with other departments to achieve financial goals of Specialty Leasing Program.

Inputs license fee information, sales, etc., into database. Furnish date for entry of terms and conditions for leasing documents.

Compile requisite paperwork for leased deals with weekly reports.

General administrative support to other Leasing Managers and Administrators.

Maintain an up-to-date database of retailers with their full details to facilitate the leasing Process.

Works with Tenant Coordination in specialty retailers’ move-in and move-out with staff, maintenance, and security.

Reviews and approves retailer set-up, signage and build out where necessary.

Monitors fixtures, inventory, and permanent specialty retailers’ exclusives (if any) and restrictions.

Monitors and ensures visual merchandising requirements and standards are met.

Assist as liaison with tenants during lease negotiations and tenant fit out.

Support to tenant delivery managers to coordinate tenant objectives with fit out designs and program, keeping track of tenant design and build out process.

Ability to promote and foster positive working relationships with clients, tenants, co-workers, management, and corporate staff.

Excellent customer service, communication, and people skills as well as a strong work ethic.

Microsoft Office proficiency required.

Experience using Yardi and/or LoopNet is a plus.

Experience working in commercial retail leasing.
