Own operational execution across the portfolio: inspections, handovers, move-in/move-out, defect tracking, and service coordination. Supervise and perform them when/if needed.
Implement tenant lifecycle controls: onboarding packs, house rules enforcement, access/keys governance, and records integrity.
Coordinate with IFM to ensure service request workflows, work order quality, and inspection closeouts meet service standards.
Manage service charge operational support: data readiness, unit records, issue resolution, and coordination for billing accuracy.
Control front-of-house performance and escalation handling; ensure consistent communication discipline and service recovery.
Conduct routine property condition audits (common areas, amenities, back-of-house) and lead corrective action plans.
Maintain incident logs and escalation reports; ensure corrective actions are tracked and closed with evidence.
Support vendor governance through field inspections, scorecards, and quality audits; report performance issues.
Prepare monthly operations pack: volumes, response times, recurring issues, risks, and improvement actions.
Assume strategic accountability for additional responsibilities as may be assigned by Executive Management to safeguard asset performance, operational resilience, and service excellence standards.
Drive cross-functional collaboration and provide leadership support across the organization to ensure seamless service delivery, regulatory compliance, and long-term portfolio value enhancement.
Demonstrate forward-thinking leadership by anticipating market trends, regulatory shifts, and operational gaps; proactively develop and present strategic improvement initiatives that elevate community positioning and stakeholder satisfaction.
Desired Candidate Profile
Bachelor’s degree in Property Management, Business, or related discipline.
5–8 years of experience in premium residential property operations; exposure to master communities is an advantage.
Strong grasp of inspections, handover standards, service coordination, and governance documentation.
Relevant certifications, such as Certified Property Manager (CPM) or Accredited Residential Manager (ARM), to enhance industry credibility will be an advantage.
