Key Accountabilities

Facilities Management 

1.   Plans, supervises, and schedules the overall operations of the facilities including interior/exterior maintenance, cleaning, painting, equipment repairs, carpentry, plumbing, electrical works

2.   Supervise and ensure that preventive maintenance tasks by MEP/Electro-mech technical team are carried out in accordance with the schedule, frequency, and task lists

3.   Supervise the daily activities of MEP/Electro-mech technical team.

4.   Respond properly to all emergency or safety situation like fires, power failures, leaks, floods, etc.

5.   Maintain accurate records of work performed, materials used, and associated costs,

6.   Prepare required parts and equipment to be purchased

7.   Inspect, diagnose malfunctions, and plan repair methodology of all MEP equipment.

8.   Support any afterhours needs and activities as required

9.   Perform building inspections on assigned locations

10.   Maintain records, prepares reports, and compose correspondence relative to the works.

11.   Co Ordinate for Building Take Over from projects team and takeover all equipment manuals and drawings, warranties.

12.   Supervise and Guide on ground technical and Cleaners team to carry out effective and efficient building maintenance.

13.   Ensure that waste and garbage are properly disposed

Monitoring and Control

14.   Monitor and report on maintenance progress and budgets to the line manager as per the agreed timelines and reporting formats

15.   Monitor the work of external service providers on an ongoing basis and throughout the maintenance life cycle. 

16.   Ensure thorough monitoring and control of the maintenance quality to secure the compliance with quality standards and meeting the stakeholders’ needs.

Continuous Improvement

17.   Contribute to the identification of opportunities for continuous improvement of processes and practices considering ‘international leading practice’, improvement of business processes, cost reduction and productivity improvement.

Policies, Systems, Processes & Procedures

Follow all relevant departmental policies, processes, standard operating procedures and instructions so that work is carried out in a controlled and consistent manner.

Statements and Reports

Prepare PPM summary progress reports with the maintenance status updates.

Prepare the closing out report and lessons learned at the completion of each maintenance.

Quality, Health, Safety, & Environment

Ensure all relevant quality, health, safety and environmental procedures, instructions and controls are adhered to so that the safety of employees, quality of products/services and environmental compliance can be guaranteed.

Related Assignments

18.   Maintain up to date properties civil defence approvals.

19.   Ensure a proper documentation of the Alternative Assets property drawings and certificates to provide required information to the concerned stakeholders.

20.   Perform other related duties or assignments as directed.
